Process Description
The Due Diligence Session (DDS) is available at no cost to our clients and provides an opportunity to discuss potential site plan projects with multi-departmental staff members prior to processing development plans.
Clients may schedule a DDS with key staff to discover potential problem areas that may arise if they choose to proceed with development site plans on a specific piece of property. These free Q & A sessions will guide clients prior to developing a plan for the property.

Eligibility Requirements
Your project is eligible for a DDS if you have an address/Property Identification Number (PIN) and are seeking general site information prior to processing development plans. This session is not a formal review, but an opportunity to ask questions and get feedback on issues related to the development of a parcel of land.
Your project is not eligible for a DDS if you have development plans. In this case, if you are not ready for permitting but would like a comprehensive review with comments, please consider the Coordinated Team Review.
Building code issues are addressed through e-mail to individual building-trade reviewers. While clients are not required to have a group discussion related to construction, many find it helpful to schedule a Pre-Submittal Conference, a fact-finding session with building trade review staff.
Due Diligence Session Pre-requisites
The only pre-requisite to scheduling the DDS is to have a property address and the Property Identification Number (PIN). To obtain this information, please visit iMaps to research your parcel, or contact the Wake County Register of Deeds website and Research My Property
Step By Step Process
Step 1: Read the Due Diligence process description and complete the prerequisites.
Step 2: Schedule the DDS.
Call an Scheduling Coordinator
to receive a tentative DDS date. DO NOT SEND your application until you have received a tentative date. Clients must call by Friday at 4:30 p.m. to reserve a date for the following week. A DDS will not be scheduled during the current work week.

Step 3: Submit DDS Information Sheet within two (2) business days of scheduling.
- Submit a completed DDS Information Sheet
within two (2) business days of tentatively scheduling the DDS. Information sheets may either be faxed to 919-516-2686 or emailed to an Express Scheduling Coordinator (preferred). - When the information is received, staff will send an e-mail or fax to the project contact confirming the transaction number, and the date and time of the DDS.
- If the information is not received within two (2) business days of scheduling, the tentative date will be cancelled.
Step 4: All participants shall arrive at or before the scheduled time.
Meeting participants must check-in on the third floor of One Exchange Plaza at least five minutes prior to the scheduled time. To maximize the effectiveness of the DDS, it is essential to be on time. The meeting will be cancelled if participants are not present within five minutes of the start time. Each session is scheduled for thirty (30) minutes.
Step 5: DDS will be conducted.
Clients may bring no more than two plan sheets to the DDS. These sheets may depict a design concept or a general site layout. No full sets of plans are permitted.
Scheduling
Based on availability, Due Diligence Sessions may be scheduled for the following days:
Tuesday, Wednesday, or Thursday
3:00 p.m. - 3:30 p.m. or 3:40 p.m. - 4:10 p.m.
Clients must call by Friday at 4:30 p.m. to reserve a date for the following week. A DDS will not be scheduled during the current work week.
Cancellation
Once a DDS has been scheduled, staff members perform research to identify relevant information pertaining to a parcel. Failure to cancel a DDS will result in a loss of staff time and the inability to fill a vacant slot.
If, for any reason, you must cancel a scheduled DDS, please do so no less than two (2) business days prior to the session. Failure to do so will prohibit you from scheduling a DDS for any current or future projects.
