Plan Review Re-submittal


Process Description
Plans that have completed a plan review cycle and have unresolved issues in one or more trade areas must be resubmitted to the Inspections Department for re-review.  These are submitted by the client for the next review cycle only after all corrections have been made.  The Commercial Plans Coordinator will then put the project back into review for the next cycle.  The project will be reviewed only by the reviewers that commented with unresolved issues and denied the project in a previous review.  Caution should be exercised if the plan changes have impact on trade reviews that have already been approved in a prior review cycle.

Are there any prerequisites to this process?
The project must have been previously reviewed and denied by at least one trade.

How do I start the process?
Clients should submit three (3) complete sets of the corrected plans to the Commercial Plans Coordinator or four (4) complete sets, if Wake County has to do a review for food service projects.  A response letter (letter of transmittal) should be included with the submittal which addresses each comment made by the reviewers.  Responses should explain the corrections and denote where the corrections are located on the plans.  A copy of this letter should be attached to each set of plans.

What do I need to submit to the City?

Standard Submittal Package

  • Three (3) or four (4) complete sets of corrected plans – see above
  • Copy of the response letter attached to each set of plans (i.e. transmittal letter) 
  • Truss packages, if previously submitted
  • Hydraulic calculations, if sprinklers are included in the project

What are the keys to success?

  • Make sure that plans are complete sets
  • All corrections, notes and other pertinent information must be clouded
  • Each revision must be dated
  • Make sure that all review comments have been addressed
  • Return the plans within 30 days from prior review


What fees are involved and when do I pay them?

  • A re-review fee may be charged at the end of the 2nd review cycle at the discretion of the plans reviewer for any project that has been denied for previously identified items or when the plan documents are poorly conceived and prepared. This fee may be charged for each subsequent denied review and it must be paid prior to the re-submittal. For more information regarding Re-review fees, please reference City Code 10.6039(r) 
  • Single family dwelling projects will be charged one half the total permit fees for the project including building, electrical, mechanical and plumbing
  • New commercial building projects will be charged $100 per trade per hour with a minimum of $800 (includes additions, etc.)  
  • Projects other than new commercial building will be charged $75 per trade per hour with a minimum of $500

  • All fees are processed by the Inspections Department  cashiers located at One Exchange Plaza, Suite 404, Raleigh, NC 


How long will this process take?

  • Review time varies dependant upon complexity of the project and current workload
  • Review cycle is approximately three (3) to six (6) business days
