Preliminary Subdivision Plans - FAQ


Q.  How much detail should I include on the plans?

A.   All required information is stated on the Preliminary Subdivision Application (.doc) or (.pdf).  Please refer to the application for specific instructions.

 

Q.  Will the subdivision be approved?

A.  Staff can only provide the code sections that must be complied with and if the plan meets the underline zoning.  Staff is unable to provide any indication of plan approval without a thorough review.

 

Q.  Why do I have to acquire an off-site sewer easement?

A.   The off-site easement is the responsibility of the sub-divider and all lots created in the City of Raleigh must be served with water and sewer.

 

Q.  Why can't the subdivision have private streets?

A.   All subdivisions created/approved/submitted after August 1, 1993 must front on public streets with the exception of Townhouse development and group housing.

 

Q.  Why can't I do what I wish with my property?

A.   The property in question must meet the requirements set forth by City Council.
