Q. What are conditions of approval that must be complied with before recording?
A. The conditions of approval were mailed to the owner and the contact person of the project. This letter included all conditions that must be met prior to map recording.
Q. What is an infill recombination?
A. An infill recombination is the creation of a lot for a building permit. If there is a vacant lot and the lot lines are changing and the lot is less zoned residential and less than 80% of the median lot size and road frontage this may be an infill recombination.
Q. What is a Neighborhood Overlay District?
A. This is a zoning district that has been applied by the neighbors and City Council. This overlay has specific conditions that must be met.
Q. What is a subdivision approval, why can't the map just be recorded?
A. A subdivision is the division of one lot into two or more. There is a process of approval for all subdivision and it is not with the recording of a map.
Q. Who approves the legal documents?
A. Legal documents are submitted by a private attorney to the city attorney for review and approve.
Q. Where can a copy of the recorded map be obtained?
A. A copy of a previously recorded map may be obtained at the Register of Deeds office either in Wake County or Durham County.
Q. May I have the name of a surveyor?
A. Staff cannot supply anyone with names of surveyors.
Q. Why does a notary have to seal the owners' signature on the map?
A. The notary is required to seal the owners' signature as required on all legal documents. A recorded map is a legal document.
