Income Limits
Do I qualify?Click here for the chart. HUD determines income limits by the Area Median Income (AMI), a number based on Raleigh and Cary incomes and calculated annually. The AMI is the "middle" number of all incomes for the area; 50% of people make more than that amount, and 50% make less. The income levels are percentages of that number: any household income at or below 80% of the AMI is considered low-income; above 80% is moderate-income.
The fifty units in this complex consist of 10 three-bedroom/two bath and 40 two-bedroom/one bath apartments available to families who meet the income guidelines.

This 50 apartment community is conveniently located very close to Biltmore Hills Park, which has a Community Center, Lighted Ball Fields, Tennis Courts, Pool, Play Equipment, Outdoor Basketball, Picnic Shelter, and is accessible to people with disabilities.
Carlton Place is a mixed-income, mixed-use community with 80 apartments and commercial space. 64 units are reserved for individuals and families with limited incomes, and 16 are open to tenants of all incomes. Rents for affordable units range from $331 to $670 and rents for market units range from $700 to $1,100.
The 28 units in this development are available for families. The two-bedroom/one-bath apartments rent for $465. Located in the Carolina Pines neighborhood, these recently renovated apartments provide a less urban environment, while easily accessible to the downtown core.
Chestnut Hills is a 50-unit family development located off Buck Jones Rd. This community offers 2- and 3-bedroom units ranging from $565 - $635 per month.
This quiet cul-de-sac community is located in Southeast Raleigh. Curtis Drive has both single-family homes and duplexes for $890/month. This development boasts easy access to both I-40 and downtown Raleigh.
Elders Peak is a unique community for seniors and persons with disabilities. This development is located in a suburban setting and serves seniors ages 60 and over. One- and two-bedroom units are available for $430 - $460.
Garden Spring is a 33-unit community for seniors (ages 55 and over) and persons with disabilities. One- and two-bedroom units are featured at Garden Spring with rents from $453 - $522.
Gateway Park is a distinctive 84-unit community located just south of Martin Luther King near downtown. The complex features 1-, 2-, and 3-bedroom units, including a playground and greenway access. Rents range from $650 - $880 per month.
Hodges Creek is a 50-unit development located off Wake Forest Rd. in North Raleigh. Two- and three-bedroom units are available for $510 - $585 per month.
Jeffries Ridge is a family apartment community located off Raleigh Rd. east of downtown. This development features 32 units of 2- and 3-bedrooms ranging in rent from $600 - $690 per month.
Meadow Spring is a community for seniors (55+) and persons with disabilities. Located near the intersection of Buck Jones and Jones Franklin, the 1- and 2-bedroom units rent for $470 - $536 per month.
Murphey School is a beautifully renovated historic school in Downtown Raleigh that has been converted into apartments. Murphey School serves seniors (ages 62+) and persons with disabilities. The community offers efficiencies, 1-, and 2-bedroom units for $605 – 697.
Perry Hill is a family community in North Raleigh that offers 2- and 3-bedroom units. A children’s playground and gazebo are available for community use. Units are available for $350 - $635.
The Prairie Building is located on Wilmington Street in Downtown Raleigh. Developed by the Downtown Housing Improvement Corporation, the Prairie Building offers 1- and 2-bedroom units ranging from $540 - $640.
Ripley Station is a 48-unit apartment complex that offers 2- and 3-bedroom units. The community was developed by the Downtown Housing Improvement Corporation and rents for $600 - $700.
Trinity Ridge is a community for seniors (55+) and persons with disabilities. The community is located in western Raleigh with easy access to I-40. All units are 1-bedrrom and rent for $598.
Village of New Hope is a unique family apartment community located off New Hope Road. The apartments are designed to blend with the existing community by mimicking townhomes. Two- and three-bedrooms are available for $350 - $645.
Waterbrook is a new apartment community that serves families and individuals. The apartments are located off Sunnybrook. One- and two-bedroom units are available for $272 - $874.
Windsor Spring is a community for Seniors and persons with disabilities. It is located in North Raleigh and offers both 1- and 2-bedroom units. The apartments range from $450 - $500 per month.
