Noteworthy Projects 2012

The Department of City Planning continues to receive a significant number of Mixed Use and Group Housing projects with a decline in the number of Single Family developments.

Spring Forest Road Apartments (GH-4-11)

300 unit multifamily residential development on a 13.35 acre site zoned Thoroughfare District CUD with Special Highway Overlay District-3 and Special Highway Overlay District-4. Code Sections 10-2107(c) and 10-2132.2(b)(18) require preliminary approval for multifamily residential developments in the Thoroughfare zoning district exceeding a density of 20 units per acre per Code Section 10-2132.2. The proposal includes 22.47 units per acre density.

The Retreat at Raleigh (GH-5-11)

Approval of an apartment complex within, conditioned on the recording and approval of S-5-11, The Retreat @ Raleigh cluster development. The apartment complex will consist of apartment buildings 2 & 3-stories tall for a total of 114 units. The entire development will be on 17.36 acres after right of way dedication. The property is zoned Residential-10, Neighborhood Business and Shopping Center.

The Greens at Centennial Campus (GH-6-11)

A multifamily development comprised of three buildings that combined contain a total of 292 dwelling units located on a 10.08 acre lease parcel within a 780.25 acre tract zoned Thoroughfare District – Conditional Use District. When using the lease parcel size for density calculation purposes, the proposed density on the site equates to 29 units per acre. Residential developments that exceed 20 dwelling units per acre in the Thoroughfare District require Planning Commission site plan approval.

600 St. Marys (SP-14-11)

This request is to approve a 119,922 square foot mixed-use building comprised of 145 dwelling units, 7,296 square feet of service and retail facilities, 4,225 square feet office and a two level parking deck containing 143 parking spaces on a 1.22 acre site zoned Neighborhood Business and Pedestrian Business Overlay District. The existing structures on the site (including the former Mitchell’s Funeral Home) will be demolished. As this request in the Pedestrian Business Overlay District is to allow increased residential density above 40 units per acre (119 units per acre proposed), also included in this request is open space alternate for the 14’ sidewalks along Gaston Street and St. Mary’s street, Planning Commission approval is required.

425 N. Boylan (SP-23-11)

A seven story (80' tall) mixed-use building on a 1.77 acre site zoned Office and Institutional-1 and Pedestrian Business Overlay District. The proposed building would be comprised of 250 dwelling units (a density of 182 units per acre), 13,100 square feet of commercial space and a six level parking deck containing 328 parking spaces. This proposal requires Planning Commission approval because it includes a residential density over 40 units per acre in the Pedestrian Business Overlay District.
