The Avent Ferry Road Corridor Study will develop a community-generated vision for its transformation into a revitalized, multi-modal, and distinguished corridor of the future. The information gathered in conjunction with public meetings and other means will provide a framework of data, observations, and community input that will serve as the basis for the study. The city selected ColeJenest and Stone as the primary consultant for the study. ColeJenest and Stone, along with WSP Parsons Brinckerhoff and Rose and Associates, will help lead the Corridor Study.

Status Updates

We invite you to a presentation of design alternatives for the Avent Ferry Road.

Design Alternatives Presentation

Monday, March 26, 6:30-8:30 p.m.

McKimmon Center, 1101 Gorman Street

Raleigh, NC 27606

The alternatives are based on previous rounds of public input and emphasize four key components of the corridor:

  • Streetscape Improvements
  • Mission Valley Shopping Center
  • Avent Ferry Shopping Center at Gorman
  • Connectivity and Transit

Other elements to be discussed also include building height, how buildings meets the street edge, street improvements, parking, and driveway access.

The meeting will consist of a presentation followed by an open house. City staff and the design team will have tables set up displaying images and diagrams of design alternatives for each focus area. Attendees will consider the alternatives and respond to a preference survey. The survey results will be used to craft the final recommendations for the Avent Ferry Road Corridor Study.

If you are unable to attend the presentation, smaller pop-up open house sessions will take place at various times and places along the corridor. Additionally, the preference survey will be available online through the end of April 2018.

Community Engagement Overview

The backbone of any planning process includes effective community engagement. The city uses a variety of channels to engage the community and collect feedback during the various stages of the process. Among those methods are the following:

  • Visioning workshop.
  • Project kickoff workshop.
  • Public design workshop.
  • Citizens Advisory Council presentations.
  • Stakeholder meetings.
  • Commission and City Council presentations.
  • Project webpage.
  • Online community surveys.
  • Community newsletters.
  • Draft plan review/public comment period.

Public Design Workshop

Thanks to all who were able to make it out to our third community meeting - the Public Design Workshop at Mission Valley Shopping Center! We had close to 100 participants in what was a fun, exciting, and productive event. The project team is now compiling the concepts generated at the workshop, all of which will inform the Draft Recommendations in the final study report. Topics addressed at the workshop include the following;

  • A new design vision for Avent Ferry Road, from Western Boulevard to Tryon Road. Participants and the project team identified preferred streetscape designs for four unique segments of the road.
  • A redevelopment vision for the study area’s northern end, including Mission Valley Shopping Center, NCSU, and Catholic Diocese properties.
  • A redevelopment vision for the Avent Ferry Shopping Center at Gorman Street.
  • Redevelopment concepts for multifamily residential properties between Varsity Drive and Gorman Street.

Based on additional analysis of the input received at this meeting, draft design alternate recommendations will be completed in late January, with public meetings and an online comment period to follow. Stay tuned!

What is a Corridor Study?

Area or corridor plans typically respond to specific problems or localized issues that require more detailed analysis and outreach that can be managed through the city comprehensive planning process. The process provides a wider base of data collection and public involvement for the area than would be available otherwise.

Generally, the goals of a corridor study seek to:

  • Involve the community in developing a long-term vision for that corridor.
  • Define policies and actions that will guide how the corridor should be maintained or changed in the future.
  • Identify future land uses in an overall context.
  • Recommend future infrastructure improvements to sidewalks, streetscapes, and the public realm. Propose new or enhanced street network connections.
  • Provide urban design guidance.
  • Provide implementation guidance for private and public investments and strategies that should be pursued to realize the vision for the corridor.

A corridor study will lead to a series of recommendations that will be presented to City Council. The recommendations of a corridor study may take the form of the following:

  • Land use amendments.
  • Zoning amendments.
  • Plans for open space.
  • Updates to the street plan map.
  • Updates to the greenway map.
  • Future transportation studies and projects.
  • Capital projects.
  • Renderings and sketches depicting urban design guidelines.
  • Items requiring further study.
